Commissioning Services, Feasibility Studies, And Owner’s Representation

American Society of Heating Refrigerating and Air-Conditioning Engineers, Inc. (ASHRAE) defines commissioning as: “A quality-focused process for enhancing the delivery of a project. The process focuses on verifying and documenting that the facility and all of its systems and assemblies are planned, designed, installed, tested, operated and maintained to meet the Owner’s Project Requirements.”

With our LEED accredited professionals, the MEP commissioning group is able to provide our clients with full range of services to meet the needs of their new and existing buildings.  Our team members average over 25 years experience in this industry and bring a strong level of practical field experience to each and every project.

Commissioning for New Construction

This service is a multi-disciplined process that ensures that the Owner’s Project Requirements (OPR) are being met at every stage of a building project.  By first developing and documenting the OPR, our team can then use the OPR as a benchmark throughout design and building process to help ensure a successful project.

Functional Performance Commissioning

It is never too late to add functional performance commissioning to a construction project.  This commissioning service would be limited to writing Functional Performance tests, and the Acceptance and Warranty phases listed above.  Though it does not provide the opportunity for the commissioning authority to be a part of the design and construction control team, this service assures the owner that all systems were installed per contract, and that they were tested to meet the requirements and needs of the owner, and all discrepancies corrected.

Commissioning for LEED®:

Commissioning for LEED® has two levels prerequisite and enhanced commissioning.

Prerequisite commissioning commences during project bidding and involves all the commissioning tasks associated with construction, acceptance, and warranty phases of a project.

Enhanced commissioning commences during the design phase and includes all of the commissioning tasks. One of the key objectives of enhanced commissioning is to clearly define the owner’s project requirements and then ensure project’s design and construction meets those requirements with the added responsibility actively being involved in the LEED® certification process.  Whether the owner elects to conduct prerequisite or enhanced commissioning, all of our activities are documented to meet the certification process.

Retro Commissioning

Our team of experts can help ensure your facility is operating at peak efficiency and that you will obtain the maximum useful life from your equipment by using our retro commissioning process in existing facilities. Typically the primary focus of retro commissioning is to uncover operational deficiencies within existing facilities that impact the quality of the environment or operational costs.  Our retro commissioning process typically includes the following key steps:

  1. Define scope of the project with the client after completing an initial site survey to uncover primary areas of concern and to access the quality of existing system documents and records.
  2. Jointly develop a retro commissioning plan with the client that clearly establishes the owner’s project requirements for the project.

By offering owner’s representation services to our clients, we allow them to leverage our considerable project expertise to ensure their project is done on time, on budget, and that the owner’s project requirements are met.  The primary objective of these services is to ensure that the construction and contract documents reflect the owner’s project requirements.  Our focus reaches beyond these objectives by adding valuable life cycle analysis throughout the construction, acceptance, and warranty phases of any project.
